Manse Opus completes a further 1.1 million sq.ft. of Grade A industrial development

Manse Opus is delighted to announce the completion of its 1,100,000 sq.ft Grade A industrial scheme at Prospero Ansty Park (“Prospero”).

The subject scheme consists of seven units completed between Q1 2023 and Q2 2024, each ranging from 70,000 sq ft to 300,000 sq ft. This brings the total space developed by Manse Opus at Prospero to over 1.69 million sq.ft.

Prospero Ansty was originally a facility occupied fully by Rolls-Royce. It comprises of 196 acres of land located adjacent to the established technology park, Ansty Park, which has direct access to the M6 / M69 junction in Coventry. The site has a deep rooted history; most prominently it was the site that saw the development of the UK’s first rocket, Blue Streak, and where the jet engines for the only British-launched satellite, Prospero, was manufactured in 1971.

Since 2019 Manse Opus has developed two occupier-led opportunities for Meggitt PLC’s highly bespoke 495,000 sq. ft state-of-the-art headquarters and innovation centre alongside Cadent Gas’ new high-spec HQ office building. The 1,100,000sq ft of speculative space is one of the largest speculative schemes in the UK in recent history and completes yet further best-in-class development between the award winning partnership Manse LLP and Opus Land.

This latest phase is at the leading-edge of sustainable buildings reflecting Manse Opus’ commitment to delivering high-quality projects with high energy efficiency, low carbon solutions and importantly lower costs for its future occupiers.

David Mitchell & Victoria Turnbull, Joint Managing Directors of Manse Opus commented “We are proud of what we have achieved on site since our appointment in 2019. The transformation of this unused land to create the stunning buildings you see there today has been a great privilege and one we are really proud to have been able to achieve.  We have contributed to safeguarding the legacy of a site which has such an impressive history.”
