Approval granted for 200,000 sq ft Lanarkshire project

Developers Manse and J. Smart & Co. have been granted planning permission for Eurocentral Gateway, a logistics development to be built at Eurocentral, Motherwell.

A pair of facilities will be built comprising 80,565 sq ft and 121,264 sq ft which aim to address occupier demand in the region. Vacancy rates along the M8 corridor are currently around 2.5%.

Both units will be equipped with ancillary office accommodation, EV charging points, energy monitoring points, PV panels and power supply, based on the planning application submitted in March. The project will seek EPC A and BREEAM Excellent certifications. Construction will begin this autumn, with completion slated towards the end of 2027.

Extending to 650 acres, the wider Eurocentral estate has direct access to the M8 and served by Scotland’s first Channel tunnel rail freight terminal.

Colliers and CBRE are the appointed joint leasing agents for Eurocentral Gateway.

CBRE Scotland director Craig Semple said: “Planning consent for Eurocentral Gateway is a significant step forward for the Central Belt industrial market. Demand for prime, well-specified space remains strong, and supply is still tight, so the prospect of two new buildings of this quality at one of Scotland’s best-connected locations will no doubt be of interest to occupiers.”

The specification is among the strongest we’ve seen on the M8 corridor, and its position gives occupiers a connectivity advantage that is genuinely difficult to match elsewhere in Scotland. We anticipate strong occupier interest in these buildings and would urge interested businesses to engage with us early to avoid missing out.”
